The Planning Board reviewed an application for a major subdivision at Trinity Hill Farms, which involves an eight-lot subdivision on Taylors Mills Road. Key discussions focused on engineering designs, including stormwater management through infiltration basins, road grading, environmental considerations regarding wetlands and conservation easements, and landscaping. The Board also addressed infrastructure improvements such as sidewalks and curbing, fire safety requirements, and the developer's commitment to consistent architectural styles. Following the review and addressing outstanding technical and site-specific concerns, the Board granted preliminary major subdivision approval for the project.
The board discussed the proposed four-year employment contract for the superintendent, detailing salary increases and contract extensions based on comparative district data. The superintendent provided an update on major facility infrastructure projects completed over the summer, including tennis court renovations, gymnasium flooring and bleacher upgrades, air conditioning installations, science lab construction, and safety assessments. Additionally, the board reviewed several mandatory annual reports, including student harassment, intimidation, and bullying self-assessments, Dynamic Learning Maps assessments for students with cognitive disabilities, English language learner proficiency assessments, and the district’s corrective action plan for addressing chronic student absenteeism.
The board reviewed an application for a proposed car wash at 258 Monmouth Road, which requires a use variance due to the site's zoning. The applicants presented testimony regarding site plans, traffic impact analysis, and stormwater management. Key discussions focused on traffic safety, the prohibition of left-turn egress from the site, and the potential for a cross-access easement to facilitate vehicle turnarounds. The board also addressed requests for various deviations related to signage, landscaping, and site grading.
